Come and enjoy a stay in one of the oldest houses in Beaulieu with fantastic views upstream over the Mill Pond and downstream over the Beaulieu River. The 16th Cenutry house is beside the Mill Dam in Beaulieu, and here we provide traditional Bed and Breakfast (B and B) in the centre of the New Forest
Harriet and John Phipps live in this comfortably furnished family home where a warm welcome awaits you.
Bedrooms, which are offered as guest accommodation, include one with an en suite bathroom having lovely views down the Beaulieu River. In addition there is a double and a twin bedded room with a shared bathroom in between the two rooms. These rooms, which have lovely views across the Mill Pond, are ideal for a party of four or for a family when they can be let as a suite.
A sitting room with comfortable chairs
and sofas, and a large open fire, can normally be made available
in the evenings.
Breakfast is served in a choice of three places, either cozily in
the kitchen or in the river room or in warm weather on the garden
patio. We cater for most diets, but please check when booking if
you have special requirements
In the garden, adjacent to the patio, is the old Dairy which was
used to store milk and make butter and cream. During the second
world war this building was converted into a pillbox to defend the
bridge across the river. The house, the dairy and the pill box are
all listed buildings.
From the small private jetty at
the bottom of the garden you can feed the ducks and swans
and watch the swallows and doves.
Being a tidal river you may see a cormorant or a heron catching
fish.
If you are lucky, you may catch a glimpse of our resident kingfisher.

The Local Area
- The house is part of the Beaulieu estate and we consider ourselves very lucky to live in such a beautiful spot in the New Forest. In front of the house is the Mill Dam - a large lake surrounded with reeds and grassy banks.
- The National Motor Museum and Palace House are a short walk across the bridge to our right. To our left is the Montagu Arms Hotel with its bar, restaurant and brassiere (open to non-residents). Beyond the hotel is the village centre with a few shops.
- "Liquid Logistics" offer Kayaking sessions and Cycle Hire.
- We can lend your a rowing boat for when the tide is in.
- We are ideally suited to explore the New Forest, and are a pleasent walk from Bucklards Hard.
